
From the 1st October 2008 all Landlords letting property will be required to have an Energy Performance Certificate (EPC). A copy of the EPC should be provided to the tenant.
EPC’s are available from an accredited Domestic Energy Assessor (DEA). Each EPC will generally be valid for 10years and the penalty for non compliance is a potential fine of £200.
It is vital that Landlords do look to obtain these certificates as soon as they consider renting the property. The certificate is the same as is required in a HIP and Landlords purchasing properties to use as an investment should ensure that they obtain the original EPC as part of the transaction. They will then be able to rely on this EPC saving the time and expense of a fresh EPC.
