A guide to issues relating to property boundaries is available on the government’s website.

The guide notes that, in England and Wales, there is usually no record of the exact boundary between two properties or the ownership of boundary features between properties such as hedges, walls, trees and fences.

While the title plan for your property will give an indication of where the boundaries are, most title plans do not show exact boundaries and it is not usually necessary to have the exact boundaries recorded anywhere. The guide explains how to apply to correct the title plan if you believe it contains a mistake.

The guide also contains information on making a boundary agreement with your neighbour and applying for a determined boundary.
